Notes

When we bought the property we didn't realize how important it is to have easy and quick access to Clare. It is surprising how often one needs to go in to the shops or to do something else in the town. We were lucky, it is quick and on a good sealed road all the way.

The altitude of the property ranges from about 398m (near the bore) to 434m (on the top of the hill where the water tank is).

The vineyard has not been harvested in the last two vintages.

There is an old brick-lined well (that goes dry in summer) with an old windmill.

Excellent immediate neighbours (Denece and me :-)

Clare information

Clare has many restaurants, a hospital, two medical practices, two dental practices, three hotels (more in nearby towns), many wineries, three breweries, several schools (private and public, primary and high), conservation parks, cinema, horse racing track, two supermarkets, two hardware stores, engineering businesses, plant nursery, etc. Some of my favourite places in the Clare Valley are the Riesling Trail and the Gleeson Wetlands.

Why are we selling?

My wife and I are both in our seventies and we have found that the whole of the land at Elysium (46ha) is a bit more than we need at our age. We are retaining the adjacent block to the west; against Scobie Road.

The boundary fence passes through the rows of mission trees and the Nabtamri (see the property map on this page). Most of the Manzanilla of the western block are not on the land that is to be sold.

The property is bounded by the Blyth-Clare road on the north (top of image) and Boconnoc Park road on the east and south. The dark line on the left is the approximate location of the western boundary fence.

Answers to questions

Would I be able to get Council permission to build a house?
The short answer: yes.
In this area permission to build a house would be granted on a piece of land greater than 16ha or if the title was granted before 1996. This title is dated 1994.

What income can be expected from the vineyard and olive orchard?
The short answer: not much under present market conditions.

The vineyard has not been harvested in the last two vintages. My wife and I are both in our seventies and to us it was too much trouble for us to bother with. There is some eutipa (a fungal disease) in the vines. I would think there would be very few 15 or more year old shiraz vineyards in the Clare Valley that did not have any eutipa. The vineyard can be expected to suffer some frost damage on some years.

We have never tried to make a commercial operation of the olive orchard. We have picked enough olives to make oil for our own use, to give away and to sell to friends and acquaintances; we have pickled a few olives for our own use, but we have not seriously tried to build a business out of it.

There is demand for agistment for sheep. Some income can be produced from this source.
